The real estate market is very different from previous booms and recessions. The media proclaims the end of the world in real estate, but the facts on the ground don’t prove that. Buyers are still streaming through public open houses, realtors with the M.L.S. are still writing offers.
I spoke with a realtor friend who told me he had written 3 offers in one day....ironically, I had also just completed 3 offers as well? 2 of the offers were buyers looking for a DEAL. Something that does not come very often. One listing had dropped $50,000 and another was approximately $30,000 below the lowest sale in the past few months. The 3rd offer came in on a listing I have and the offer closed within 1% of the asking price. This tells us that the real estate market is very local. Calgary to Canada and Calgary to specific areas like Beddington in the N.W. and McKenzie in the S.E.
The $400,000 price range for a single family home is very HOT right now. It needs 3 things for it to move quickly: location/clean, layout/staging and price. These are things that a potential buyer can’t see through. This makes it mandatory that a seller gets this done before they enter the M.L.S. system. Taking professional photos is also critical. It will take a buyer from in front of their tablet or computer to wanting to see the real thing.
The numbers for the past month are getting better. Sales are down -12.17% and they were -17.8% last month. New inventory was also down -5.95% and they were -17.82% last month. The median price for Calgary remains essentially unchanged at +2.72%. It takes longer to sell than last year in 2014 with Days on Market at 40 days. This information is taken from the CREB Daily Housing Summary. This shows that our market remains Strong and Free where people have decided to act on their own and not wait for the government or media to dictate the results.
