THE WEATHER IS ON A BIT OF A ROLLER COASTER, REAL ESTATE IS VERY STEADY STARTING THE NEW YEAR!
 

Two consecutive years of strong migration levels are expected to support improving house demand this year but at a bit of a slower pace. However, with no significant change in the supply situation this month prices continue to rise at higher than expected levels. The unadjusted single family benchmark price was $476,700 in January which reflects a 9.1% increase over the previous year.
 

Recently, I have been working with clients who are looking for a specific range and search criteria. It has been a very selective, hot market with properties selling before I am able to get clients in to see the listed properties. My buyers are at a point where they almost are required to make an offer immediately with conditions to viewing the property. While this is not the case for all properties listed, it is showing signs of leading to a hot spring market.
